If your sublessee is planning to rent your apartment for the remainder of your lease and stay longer, please communicate that to our team when they reach out. We would be happy to work together to find a plan that best suits everyone.
The leaseholder is responsible for ensuring that all monies are paid: monthly rent, utilities, etc. It is up to you and your sublessee to determine how to manage payment amongst yourselves.
The leaseholder is also responsible for ensuring that the sublessee abides by the guidelines laid out in our lease agreement.
A sublease is an agreement to rent the apartment as-is. This means that Ivy Residences will not be entering the apartment prior to keys being exchanged, and the sublessee will inherit the apartment in its current condition.
The leaseholder may leave furniture, appliances, etc. in the apartment for the sublessee(s) for added convenience.
Ivy Residences will not be doing any cleaning, hole-patching, painting, etc. to the apartment. If there is a maintenance issue with the apartment, we will be more than happy to service that for you. Please call our office at 773-324-4505 to put in your maintenance request.
Keys will be exchanged amongst residents. Ivy Residences staff will not be involved in the process.
Once we have contact information for the person/people who will be subletting your apartment, the sublessees will need to complete an application to ensure that they meet our rental guidelines. The application cost is $100 per person over the age of 18 years.
Once approved, a sublease agreement will be sent out for all parties to review and sign.
If your sublessee(s) do not meet the requirements outlined in our rental criteria, their application will be denied, and we will be unable to move forward with the process. Application fees are non-refundable.

A sublease is the re-renting of an apartment by the existing resident to a new resident for a portion of their existing lease contract. If a resident chooses to sublease their apartment home, they remain responsible for rent payments and other contractual obligations.
Ivy Residences requires that the sublease process go through our company to ensure company procedure and legal and compliance on all accounts.
Unfortunately, Ivy Residences is unable to assist with finding a sublessee. If you are a UChicago student, we recommend checking Canvas and/or reaching out to your department to see if there are resources in place to assist you. Otherwise, you can post on Craigslist, Maroon Marketplace, Facebook groups for apartment rentals, put up flyers–get creative!
