CAN I RENT A FURNISHED APARTMENT?2023-03-20T18:47:41+00:00

We offer furnished apartments in select studios and one-bedroom apartment homes. Furniture packages vary slightly based on the space available in each floor plan. Daily essentials, such as cookware and linens, are not included in the furniture package.  Let your leasing consultant know you would like a furnished apartment prior to your tour so your visit can be planned appropriately. We can accommodate short-term leases based on availability. Let your leasing consultant know you’re looking for a short-term lease prior to your visit.

DO YOU TAKE A SECURITY DEPOSIT?2022-07-12T14:23:46+00:00

No. Instead of taking a security deposit, you pay a non-refundable admin fee. This covers the administration charges Ivy Residences incurs when a new lease is signed. This non-refundable fee is paid per apartment, not per resident.

HOW DO I APPLY FOR AN APARTMENT?2022-07-12T14:23:36+00:00

The application process is simple. Go to our communities page, and find your desired community. Then, scroll to find your apartment unit number, and click “Apply.” Fill out the application entirely, attach a copy of your government-issued photo ID and proof of income, and pay the application fee. Results are fully processed within 48 business hours of completing the application.

WHAT ARE THE APPLICATION QUALIFICATIONS?2023-05-23T15:20:32+00:00

For every application we receive, we look at the following criteria:

  1. Proof of income equalling at least 2.5x the amount of rent.
    1. Income restrictions may apply for select affordable housing  units
  2. Credit History
  3. Criminal History

Documentation needed includes:

  • government-issued photo ID
  • pay stubs, bank statements. previous years of tax returns and/or W-2s.
WHAT PUBLIC TRANSPORTATION OPTIONS ARE IN THE AREA?2022-07-12T14:24:04+00:00

All apartments are centrally located near several public transportation options. The University of Chicago affiliated residents enjoy living along the UGo shuttle route. Several CTA buses run through the area, and the Metra (train) offers two stops in Hyde Park.

Congrats! You will be hearing from your leasing consultant and property manager soon to coordinate your move-in date and key pickup. Note that you will be required to pay the administrative fee, sometimes referred to as a move-in fee within 24 hours of notification of approval.

CAN RESIDENTS HAVE PETS?2023-05-23T15:22:24+00:00

All apartments are cat and dog-friendly. All pets (or their owners) must pay a non-refundable pet fee in addition to monthly pet rent. We allow two pets per apartment, and while we have no weight limits, we do have certain dog breed restrictions. Ask your leasing consultant for a list of restricted dog breeds.
